Puhinui Park is the latest affordable housing development from the partnership that recently completed the successful 300 home Waimahia Inlet Development.

We are proud to offer for sale a number of townhouses and duplex units in the first stage of the Puhinui Park development in Manukau City.

Please note the following rules for the development:

  • The homes are not being offered to investment purchasers.
  • Your intent must be to use the home as your primary residence for a period of no less than 3 years.
  • You must be a NZ resident to purchase
  • Evidence is required from your bank/finance provider that shows proof of your pre-approved mortgage finance, being enough to complete the purchase.
  • A 5% deposit will be required upon you declaring the contract unconditional.

The first homes will be completed from August 2019.

All our homes are sold off the plans so contact Greg Freeman the Sales Manager for an appointment to view the detailed plans and discuss which housing option might be best for your family.

Each design has been created by our Architect to make the most of the site and its relationship to the sun. We are unlikely to accept any changes to the original plans.

Once the contract becomes unconditional you are able to choose the interior colour scheme from the range supplied. The carpet, curtains and kitchen bench top are also selected by you. The exterior colours have been pre-selected by the Developers professional colour consultant.

The deposit is 5% of the purchase price. The contract price is locked in so you won’t be hit with any increased costs.

All houses are constructed of quality materials by experienced local builders. All are two or three storey homes with a mixture of brick and weatherboard exteriors. Each home is covered by a 10 year structual warranty. They are fully insulated homes on a concrete floor, with a timber frame and double glazing to all windows and doors.

Yes, we will initiate a Residents Association that every household within the development is automatically a member of. This Association will ensure that the neighbourhood standards are maintained and that community activities are organised. The annual levy has been set at $20.

Apartment owners will be part of a Cody Corp. Each apartment block will have it’s own Body Corp run by a professional Body Corp Manager. The cost for this has not be set as the apartment design has not been finalised.

We provide a master planned community and require front yards to be retained as they were on handover from the builder. There can be no changes to the approved landscape plans which includes all fencing.

We will clearly state the number of car parks that are purchased with each home so do check this is sufficient for your needs. There is a range of property types and hence a range of parking configurations from 1 bedroom apartments with no parks to 4 bedroom homes with a garage and 2 addition car parks. There will also be very limited numbers of street parking. Consider that the bus and train station are within easy walking distance.

In certain circumstances a cat may be allowed but only with the approval from the Residents Association and any relevant Body Corporate. Please refer to the Association Rules if you plan to consider having a pet?

Housing New Zealand will not be able to purchase any homes in our development. We do have a Community Housing organisation (CORT www.cort.org.nz) that has a small number of homes which will be offered for social housing as they did in our last development in Waimahia Inlet.

We market our homes predominantly to first home buyers however others can purchase if they commit to living in the home they own. We will not sell to investors.

This may be possible so talk to our Sales Manager. The majority of our homes are already presold but there are opportunities to select and hold a home in a future stage.

An electric wall heater is supplied in the living area. All houses are fully insulated to above Code requirements and windows & doors are double glazed throughout the home.

We have a range of floor plans and some homes do have more than one bathroom. Our 4 bedroom home does have an ensuite.

The townhouses and duplex homes are freehold sites and the land will be owned by the purchaser. The apartments are on a freehold strata title.
